How much does property management cost?
Our pricing is straightforward. Our management fee covers full-service monthly property management, including rent collection, tenant communication, monthly financial reporting, and HOA coordination and payment when applicable. We also offer additional services for added protection, such as periodic property inspections, liability coverage and rent protection coverage.
What's included in the onboarding fee?
Onboarding covers an initial property inspection, landlord portal setup, tenant scheduling and screening system setup, lockbox installation, and a detailed property readiness report with maintenance recommendations to maximize rental value.
How quickly can you find a qualified tenant?
Most of our properties are leased within 14–30 days of being market-ready. Professional photos, syndication to Zillow, Realtor.com, MLS, and other major platforms, and our screening process help us place qualified, long-term tenants quickly.
How do you screen tenants?
Every applicant goes through credit, background, income, employment, and rental history verification. We follow fair housing laws and use objective criteria so you get qualified tenants who treat your property well and pay on time.
How and when do I get paid?
Rent is collected electronically and your owner draw is sent via direct deposit each month, along with a clear statement showing income, expenses, and any maintenance items.
Who handles maintenance and repairs?
We coordinate everything through our network of vetted, licensed vendors. You set an approval threshold — anything above it, we call you first. Emergencies are handled 24/7 so your tenant is taken care of.
What if a tenant stops paying or needs to be removed?
We handle the entire process — notices, communication, and coordination with legal counsel if eviction becomes necessary. Our screening process makes this rare, but we’re prepared if it happens.
Do you handle HOA communication?
Yes. We act as the point of contact for HOA correspondence, violations, and compliance so you don’t have to track it yourself.
Can I still use my own preferred vendors?
Absolutely. If you have a plumber, electrician, or handyman you trust, we’ll use them. Otherwise, we’ll bring in our pre-vetted partners at competitive rates.
